AppNexus Expands at 28-40 West 23rd Street

The tech company AppNexus is expanding at 28-40 West 23rd Street, taking 24,500 square feet on the building’s fifth floor.

The deal will add to the 66,000 square feet the company already leases at the building, the 600,000 square foot property’s entire fourth floor.

AppNexus will take the new space for five years in the deal for rents in the high $50s per square foot.

“We are delighted to be able to accommodate AppNexus’ growth and expansion in the building,” Andrew Roos, an executive with Colliers International who handled the deal, said in a statement.

Kaufman Org Takes On Leasing at 550 Seventh

The Kaufman Organization's Grant Greenspan and Michael Heaner have been given the exclusive leasing assignment for 550 Seventh Avenue, a Penn Plaza building that is brimming with notable lifestyle brands like Donna Karen, Ralph Lauren, and Lily Pulitzer, The Commercial Observer has learned.

The 251,467 square foot Class B Office building has over 35,000 square feet in availability, according to CoStar data. Messrs. Heaner and Greenspan plan to incorporate a new "interactive" website while also embarking upon extensive renovations to the building's lobby and infrastructure, the company announced in a press release.

Badgley Mischka and Jill Stuart are also tenants in the 24-story building, which was built in 1925 and designed by commercial architect Ely Jacques Kahn.

Savanna Strips for Vox Media, Verge

Sometimes, even in a city like New York, less can prove to be more. Such was the case when growing tech firm Vox Media went looking for its first permanent home in Manhattan. In the end, in a deal brokered by CBRE’s Neil King and Paul Amrich, D.C.-based Vox settled on nearly 17,000 square feet of space in Savanna’s 20-story, landmarked building at 104 West 40th Street—the entire ninth floor and part of the eighth.

According to Cooper Kramer, a vice president at Savanna, the firm was initially interested in Midtown South, but was drawn to Savanna’s space by its stripped out, loft-like interiors and proximity to Bryant Park, though other touches, such as a modernist mural in the lobby by artist Sarah Morris, didn’t hurt.

Investors Bank: $41M in Loans Sprung in Spring

Investors Bank has provided financing for several New York area transactions as of late, many of them for refinancing, as low rates continue to drive that trend. Over the months of April and May, the bank racked up a total of $40.6 million in mortgages originated for properties located in the New York tristate area.

The deals included a mix of property types—multifamily, industrial and office.

On the multifamily front, Investors Bank provided a $15.1 million first mortgage for the Solomon Organization’s purchase of 178 apartment units at 2 Park Drive in Pleasant Valley, NY—the Village Park Apartments (pictured). According to Real Capital Analytics, the broker for that deal was Meridian Capital Group.

Additionally, the bank provided a $12.5 million fixed rate mortgage that was used to refinance the office building at 76-82 River Street in Hoboken, N.J. and a $13 million fixed rate mortgage to refinance a 377,600-square foot industrial building at 849-909 Newark Turnpike in Kearny, N.J.
