Lovely Bridal Shop Heading to 182 Duane Street

Here comes the Lovely Bridal Shop after signing a 10-year lease at 182 Duane Street in Tribeca.

The 2,500-square foot ground floor space, between Hudson and Greenwich streets, features an additional 2,000-square-foot lower level. A small backyard patio sits behind the all-glass doors that line the rear of the lower space, giving the shop a tucked-away, oasis-like feel that the owners sought, brokers involved with the deal said.

“This space just blew them away,” said Ross Kaplan, with Newmark Grubb Knight Frank, who represented the tenant with Kate Cohen. “When they walked in the door they fell in love. It was just what they were looking for because it’s got a great feel to it, very clean-looking, with great ceiling heights.”

Mr. Kaplan said he led the tenant on a search through Chelsea, the Far West Side and the Flatiron District before finding the well-positioned Tribeca space.

Tech in 2013: Midtown South Beats Downtown

Despite lower rents and greater vacancies in lower Manhattan, technology and media firms will not likely leave the Midtown and Midtown South neighborhoods they’ve come to call home.

The much publicized scramble by companies in the tech and media sphere – both startups and established firms – to put down roots in Midtown South has led to surging rents and little available space.

But less intimidating prices will likely lead to more such firms seeking coworking space rather than moving to entirely new neighborhoods, said Ashkán Zandieh, director of the TechStarter report for ABS Partners.

One of Mr. Zandieh’s clients, the CEO of a tech-media firm he would not name, said it would be more attractive to remain in the General Assembly coworking space at 902 Broadway than it would be to lease space in Lower Manhattan due to the proximity the firm now has to other startups of its kind.

“The success of the startup scene is directly tied to the success of the coworking scene,” Mr. Zandieh said.

Cambridge U. Press Distribution Center Sells

Two Westchester real estate investment firms today announced their recent acquisition of the 489,000-square-foot Cambridge University Press Distribution Center in West Nyack, New York.

In the joint venture Robert Martin Company, LLC and MAG Real Estate Advisors, Inc. bought the property, which sits on nearly 37 acres in Rockland Country, from Cambridge University Press.

Robert Martin Company's Tim Jones and Greg Berger, and MAG's Michael Grossman were the principals. James Tully, executive vice president of CBRE, represented the tenant.

Mr. Jones noted in a prepared statement that the property, which was only 40 percent occupied when the company approached Cambridge University Press, is now 80 percent leased. When reached by phone, he declined to comment on the price of the acquisition.
