After Eviction, Soho Billiards Relocates

Soho Billiards, the pool hall evicted last October after 22 years at 298 Mulberry Street, will relocate to 250 East Houston at the base of the Red Square apartment building.

The new 4,200-square-foot space will feature a 10-foot bar and room for 74 patrons. The operators behind it hope to get State Liquor Authority approval for a booze license at a meeting on April 8th. Application materials state that the pool hall will be open from 11 a.m. to 1 a.m. Monday through Thursday and close at 4 a.m. on weekends.

According to a JDF Realty Inc. listing, the property's asking rent is $75 per square foot. The site was previously occupied by a Sleepy's mattress store that moved down the block into a space vacated by Blockbuster.

Schnipper's Quality Kitchen Heads to Lexington

Schnipper’s Quality Kitchen has signed a lease to occupy 3,021 square feet of ground level retail and storage space at 570 Lexington Avenue, The Feil Organization announced today, confirming previous published reports that the fast-casual restaurant was eyeing the space.

Known for its burgers, fries, shakes and other old-fashioned American-style offerings, the restaurant will open in the fourth quarter of 2013, joining upscale restaurant Mr. K’s at the property.

“We wanted a tenant that would be an amenity for the building and the area,” said Brian Feil, VP of Leasing at the firm, in a statement. “There are not a lot of fast-casual restaurants in the area and Schnipper’s will be perfectly situated to serve this prestigious Lexington Avenue corporate corridor.”

Hard Tail Extends Lease at 231 West 39th Street

Los Angeles-based clothier Hard Tail has signed a five-year extension to its 5,521-square-foot lease at 231 West 39th Street, known as the Contemporary Fashion Center, James Buslik, principal at Adams & Company, confirmed with The Commercial Observer. Asking rent was $40 per square foot.

"They liked the bright space--it was custom built for them," Mr. Buslik said. Mr. Buslik, along with Jeff Buslik, also of Adams & Company, represented both the tenant and the landlord, 231/249 West 39 Street Associates, in the transaction.

Hard Tail was founded in Santa Monica, Calif. in 1991, according to the company’s website. The company was founded on the idea of “tattoo-inspired” tee-shirts and added denim to their business line in 2004. The company’s lease was reported yesterday by Crain’s.
